Isomac Tea Pressure Leak

Hi all,

I am not sure what to do next. I have several problems with an older model Isomac Tea. I replaced the boiler safety valve and vacuum relief valve, but am having problems. Here are the symptoms.

1. When heating up, steam is being released from the boiler safety valve. It was doing this so I replaced it, and since I replaced it I notice a plastic smell. It stops leaking after pressure is built.
2. The vacuum relief valve continuously releases steam. Not a lot, but there is an audible release.
3. The steam pressure gauge never goes to 0. It is at like maybe .3 even when off.
4. It slowly loses pressure and has to heat up every 30 seconds for 1 to 2 seconds.
5. Steam pressure is pretty low, but it says it is at 1.3. goes down to 1.2 every 30 seconds then up to 1.4.

The boiler safety valve and anti vacuum valve are both brand new, but seem to have the same problems. Any help is appreciated. Just hoping it isn't too serious. Thank you!
